Energy Inspection (EPC)

Tenants should be provided with a copy of the Energy Performance Certificate before the tenancy begins. All property adverts must include the energy performance rating, but tenants must also be given a digital or hard copy of the certificate.

Some properties are exempt from the Minimum Energy Efficiency Standards. If your property is listed or protected and the improvements would unacceptably alter it, it is exempt from EPC requirements.

Exemptions also apply to:

• Temporary buildings (to be used for two years or less)
• Places of worship
• Some industrial sites or workshops
• Detached buildings with a floor space of 50 metres or less
• Buildings that are due to be demolished

If your Energy Performance Certificate expires, you are not automatically required to get a new one.

You will only need to get a new EPC if you intend to let to a new tenant, or wish to sell the property.

Once an EPC reaches the ten-year point and expires, there is no automatic requirement for a new one to be commissioned. A further EPC will only be required the next time a trigger point is reached, i.e. when the property is next sold or let to a new tenant. You can, however, set up an email reminder to notify you when your certificate expires.

After your energy assessment survey has taken place, you will receive your Energy Performance Certificate via email from lettingaproperty.com.

Any property in England, Scotland or Wales that is either being built, marketed for sale or let as an entire property requires an Energy Performance Certificate (EPC).

Since the 1st of October 2008, landlords letting whole properties in the UK must have a valid Energy Performance Certificate of 'E' or above available to prospective tenants.

Energy Performance Certificates are valid for ten years. After this time, landlords are only required to get a new EPC if they are reletting to a new tenant or selling the property.
